A fire door holds back fire and hot gases for a tested number of minutes, most commonly 30. The rating belongs to the whole assembly — leaf, frame, seals, hinges and latch together — not to the leaf on its own, and the leaf is thicker and much heavier than a standard internal door.

Most people arrive here because building control has asked for a fire door, usually after a loft conversion or a garage conversion, and nobody has explained what that actually means beyond the two-word instruction.

Buy the doorset, not just the leaf

A fire door is certified as a complete assembly. The leaf, the frame, the seals, the hinges and the latch were tested together, and the certification describes that combination rather than the leaf on its own.

Buying a certified leaf and hanging it in whatever lining is already in the opening is the most common way a fire door installation ends up with no evidence behind it. Nothing looks wrong afterwards, which is precisely the problem.

Where the frame is staying, the question to answer before ordering is whether that frame is suitable and correctly fixed for the door going into it. That is a question for a competent fire door installer.

What should be on the door when it arrives

Certified fire doors carry identification, usually a label or a colour-coded plug set into the top edge of the leaf, tying the door back to its certification. It is on the top edge because that is the one surface nobody paints and nobody can see once the door is hung.

Check it is there before the delivery driver leaves, and keep the paperwork that comes with the door. If the installation is ever inspected, that documentation is the evidence. Who decides what your building needs

In England that means Approved Document B, with separate technical standards in Scotland, Wales and Northern Ireland. A fire door is not fitted and forgotten

Fire doors work on gaps measured in millimetres, so they drift out of specification through ordinary use. Hinges loosen and the leaf drops. A closer is taken off because it was slamming. A door gets wedged open. Carpet is fitted and the threshold gap closes up.
